If you are buying or selling a residential property, regard the transaction as important and would like it dealt with by a solicitor offering a personal service then Christie Solicitors will be able to help and very pleased to act for you.
Our fees are competitive. They are not the cheapest and by no means the most expensive. However, if you instruct us your matter will not be dealt with by an unqualified conveyancer or through a call centre. You will receive a personal service and our objective will be to complete at a time to suit you and deal with the matter efficiently.
Whilst fees are an important consideration so is quality of service. In June 2011 Christie Solicitors became one of the first practices in the area to be accredited as members of The Law Society Conveyancing Quality Scheme. The scheme sets a new benchmark for conveyancing services within the legal profession and has been welcomed by property professionals, mortgage lenders and consumer groups alike.

In most cases the disbursements applicable to a sale will be negligable - less than £20. However, sometimes it may be neccessary to incur other expenses. For example if there are missing documents or information relating to your property the purchaser may demand a low cost single premium insurance policy. We always try to keep any such expenses to a minimum and in most cases they will not apply.
information for buyers

When you are buying you need to take account of the fact that you will incur search fees in addition to our charges. The sum involved varies from property to property but is usually in the region of £250. If you were buying in Barnsley we would need to undertake a British Coal search but not if you were buying in Louth - it's for reasons like this that the amount of the search fees can vary.
If the purchase price of your property is more than £125,000 Stamp Duty Land Tax will be payable in most cases. The current rates of tax based on the purchase price of residential property are, as follows:

and for transactions over £1,000,000 the rate is now 5%. First time buyers only pay SDLT in connection with transactions with a value over £250,000.
