Landlord and tenant

From the point of view of the tenant a commercial lease at a market rent can seldom be regarded as an asset. Indeed in most cases the right to occupy the leased property will result in liabilities of which the agreement to pay rent is only one. For the landlord granting a new lease it is essential that the tenant is bound not only to pay the rent but also to maintain the landlords investment so that capital values are preserved.
